1. Aceptación

Al descargar o usar Rentero aceptas estos términos, que constituyen el contrato de licencia de usuario final (EULA) de la app. Si no estás de acuerdo, no la utilices.

2. Licencia de uso

Te concedemos una licencia personal, limitada, no exclusiva, intransferible y revocable para usar la app en dispositivos Apple de tu propiedad o bajo tu control. No puedes revenderla, alquilarla, descompilarla ni redistribuirla.

3. Finalidad

Rentero es una herramienta de organización para propietarios de vivienda en alquiler: guarda contratos, cobros, gastos, incidencias, fianzas, inventarios, documentos y proveedores, y calcula indicadores a partir de los datos que tú introduces. No es asesoramiento jurídico, fiscal ni de inversión y no sustituye a un abogado, un asesor fiscal, un administrador de fincas ni a un tasador homologado.

4. Sobre las cifras que calcula

La rentabilidad, el cash flow, el patrimonio, la valoración estimada, la actualización de renta y el informe fiscal se obtienen de los datos que has introducido tú. Cada uno de ellos muestra en la app su fórmula, sus entradas y sus fuentes, y las estimaciones se identifican como tales.

En particular: la valoración estimada es orientativa y no es una tasación; la reducción del rendimiento neto del informe fiscal la eliges tú entre los porcentajes previstos en la normativa, porque depende de tus circunstancias, y Rentero no decide por ti; y los índices de actualización (IPC, IRAV) los publica el organismo competente, no la app. Antes de presentar una declaración o enviar una comunicación con efectos legales, revisa las cifras y consulta a un profesional.

5. Datos de terceros: tus inquilinos

Si registras datos de tus inquilinos u otras personas, eres tú el responsable del tratamiento de esos datos frente a ellos y a la normativa aplicable. La app se limita a guardarlos en tu dispositivo; nosotros no accedemos a ellos. Consulta la política de privacidad.

6. Suscripción Premium

Rentero incluye un plan gratuito permanente, limitado a una propiedad, con las funciones del día a día. El plan Premium desbloquea propiedades ilimitadas y las herramientas avanzadas (informe fiscal, comparativa de rentabilidad, valoración estimada, escáner con OCR, importación bancaria, bandeja de mensajes, inspecciones de entrada y salida, plantillas de comunicación, portal del inquilino y asistente de cartera).

  • Premium se ofrece como suscripción mensual o anual de renovación automática; no hay compra única.
  • El precio y la duración de tu país, y la prueba gratuita si está disponible, se muestran siempre en la pantalla de compra dentro de la app antes de confirmar.
  • El pago se carga a tu cuenta de Apple al confirmar la compra.
  • La suscripción se renueva automáticamente por el mismo periodo salvo que la canceles al menos 24 horas antes del final del periodo en curso. El cargo de renovación se realiza en las 24 horas previas al final del periodo.
  • Puedes gestionarla o cancelarla en cualquier momento en los ajustes de tu cuenta de Apple, en apps.apple.com/account/subscriptions. Desinstalar la app no cancela la suscripción.
  • Si hay periodo de prueba gratuito y compras la suscripción antes de que termine, se pierde la parte no disfrutada.
  • La compra se gestiona a través del App Store de Apple y de RevenueCat. Las cancelaciones y reembolsos se rigen por las políticas de Apple.
  • Al cancelar, conservas el acceso hasta el final del periodo pagado; después vuelves al plan gratuito. Tus datos no se borran: siguen en el dispositivo y puedes consultarlos, aunque no puedas añadir más propiedades que la permitida.

7. Tus datos y tus copias de seguridad

Rentero guarda la información en tu dispositivo. Eres responsable de mantener copias de seguridad (por ejemplo, la copia de tu iPhone). Si borras la app o pierdes el dispositivo sin copia, la información no se puede recuperar, porque no existe ninguna copia en nuestros servidores.

8. Propiedad intelectual

La app, sus textos, diseño y funcionalidad pertenecen a Óscar R. Garrucho o a sus licenciantes. El contenido que introduces tú sigue siendo tuyo.

9. Uso aceptable

Te comprometes a no usar la app de forma ilícita, a no introducir datos de terceros sin base legal para ello y a no interferir en su funcionamiento o seguridad.

10. Exención de garantías

La app se ofrece "tal cual" y "según disponibilidad", sin garantías de ningún tipo. No garantizamos que los cálculos sean adecuados a tu situación concreta ni que la normativa reflejada esté actualizada en todo momento.

11. Limitación de responsabilidad

En la medida permitida por la ley, no seremos responsables de los daños indirectos o consecuentes derivados del uso de la app, incluidas decisiones económicas, fiscales o contractuales tomadas a partir de sus cifras.

12. Cambios

Podemos modificar estos términos en cualquier momento y publicaremos la versión vigente en esta página. El uso continuado de la app implica la aceptación de los cambios publicados.

By downloading or using Rentero you agree to these terms, which are the app's end-user licence agreement (EULA). If you do not agree, do not use it.

2. Licence to use

We grant you a personal, limited, non-exclusive, non-transferable and revocable licence to use the app on Apple devices you own or control. You may not resell, rent, decompile or redistribute it.

3. Purpose

Rentero is an organisation tool for residential landlords: it keeps contracts, rent, expenses, incidents, deposits, inventories, documents and suppliers, and works out indicators from the data you enter. It is not legal, tax or investment advice and does not replace a solicitor, a tax adviser, a managing agent or a qualified appraiser.

4. About the figures it calculates

Yield, cash flow, equity, estimated valuation, rent updates and the tax report all come from the data you entered yourself. Each one shows its formula, its inputs and its sources inside the app, and estimates are labelled as estimates.

In particular: the estimated valuation is indicative and is not an appraisal; the reduction on net rental income in the tax report is chosen by you among the percentages set out in the law, because it depends on your circumstances, and Rentero does not decide it for you; and the update indexes (IPC, IRAV) are published by the competent body, not by the app. Before filing a return or sending a communication with legal effect, check the figures and consult a professional.

5. Third-party data: your tenants

If you record data about your tenants or other people, you are the data controller for that data towards them and towards the applicable law. The app merely stores it on your device; we do not access it. See the privacy policy.

6. Premium subscription

Rentero includes a permanently free plan, limited to one property, with the day-to-day features. The Premium plan unlocks unlimited properties and the advanced tools (tax report, yield comparison, estimated valuation, OCR scanner, bank import, message inbox, move-in / move-out inspections, letter templates, tenant portal and portfolio assistant).

  • Premium is offered as an auto-renewing monthly or annual subscription; there is no one-time purchase.
  • The price and duration for your country, and the free trial where available, are always shown on the purchase screen inside the app before you confirm.
  • Payment is charged to your Apple account when you confirm the purchase.
  • The subscription renews automatically for the same period unless you cancel at least 24 hours before the end of the current period. The renewal charge is taken within the 24 hours before the period ends.
  • You can manage or cancel it at any time in your Apple account settings, at apps.apple.com/account/subscriptions. Deleting the app does not cancel the subscription.
  • If a free trial is offered and you buy the subscription before it ends, the unused part of the trial is forfeited.
  • The purchase is handled through Apple's App Store and RevenueCat. Cancellations and refunds follow Apple's policies.
  • When you cancel you keep access until the end of the paid period and then return to the free plan. Your data is not deleted: it stays on the device and you can still read it, even if you cannot add more properties than the one allowed.

7. Your data and your backups

Rentero stores information on your device. Keeping backups is up to you (your iPhone backup, for instance). If you delete the app or lose the device without a backup, the information cannot be recovered, because there is no copy on our servers.

8. Intellectual property

The app, its text, design and functionality belong to Óscar R. Garrucho or its licensors. The content you enter remains yours.

9. Acceptable use

You agree not to use the app unlawfully, not to enter other people's data without a legal basis to do so, and not to interfere with its operation or security.

10. Disclaimer of warranties

The app is provided "as is" and "as available", without warranties of any kind. We do not guarantee that the calculations suit your particular situation or that the legislation referenced is up to date at all times.

11. Limitation of liability

To the extent permitted by law, we shall not be liable for indirect or consequential damages arising from use of the app, including financial, tax or contractual decisions taken on the basis of its figures.

12. Changes

We may modify these terms at any time and will publish the current version on this page. Continued use of the app means you accept the changes published.
